Strawberry Fields
Euxton Lane
Chorley
Strawberry Fields is Primrose’s largest single project to date and comprises approximately 25 acres of land, half a mile to the west of the M61 J8.
Purchased in January 2018, the land has an overarching outline planning consent for commercial and residential development and is one of the largest truly mixed use developments within the Borough of Chorley.
What makes Strawberry Fields unique is the sensitive blend that Primrose has created, between commercial space and housing, which has been achieved by the incorporation of an eco-buffer, running throughout the development, providing trees, a brook and other sensitively planned open landscaped areas.
The first development to be completed was the 50,000 sq ft Strawberry Fields Digital Hub, which is a development aimed at Digital Users within the Borough, and was developed by Chorley Council, and completed in April 2019. This flagship building is owned and managed by Chorley Borough Council, and sets a positive tone for the remainder of the scheme.
Traditional, attractive architectural qualities shine through in each of these properties. High-quality, natural materials and attention to detail is the essence of Kem Mill Executive. Each property carries Primrose’s considerate approach to design, and is complemented by the modern advantages of high-specification architecture, accessibility and energy efficiency. The result is nine contemporary homes that respect both locality and landscape.

Approximately 10 acres of the Strawberry Fields development is allocated for residential use. This land was sold by Primrose to Trafford Housing Trust in December 2019, who propose to build approximately 124 houses and construction of their scheme is scheduled to commence in 2021.
Located to the front of the development adjacent to the Spine Road, are two further parcels of land which comprise complimentary commercial uses. These are a 1 acre Care Home development by Concert Healthcare, and a Nursery being developed and built by Strawberry Fields Nursery & Pre-School, which opens in 2021.
Deeper within the scheme, Primrose have achieved planning consent for approximately 48,000 sq ft of Business Space, which comprises a 14,000 sq ft pre-let to a local self-store company and business units, ranging in size from 600 –1,400 sq ft, which are due for completion in 2022. Tenants will be sought for these units once construction commences. The scheme is ideally located for SME occupiers, with Chorley Town Centre and other business parks close by, as well as access to both the M61 and M6 motorways.
A second phase of 2.9 acres of commercial land remains, which is retained by Primrose Holdings for future development.
Our passion for delivering attractive and adaptable homes, tailored to the needs of the individual, extends way beyond the ordinary.
